Arrival Time: 6:00 PMYour ticket provides admission for one person to the Dandridge Ghost Tour: The Town the Water Didn't Take, a limited paranormal and historical experience presented by The Unkind Raven and Haunted Water Paranormal Research Team.
This is more than a traditional ghost walk. Guests will explore the darker history and reported paranormal activity of Dandridge through historic locations, local stories, paranormal investigation, equipment demonstrations, and other activities planned for that evening.
Weather and conditions permitting, the experience also includes a complimentary boat ride on Douglas Lake toward Henderson Island at no additional charge. The boat portion is a complimentary addition to the purchased land-based tour and is not guaranteed. It may be modified, delayed, shortened, relocated, or cancelled at the sole discretion of the organizers or boat operator because of weather, water conditions, mechanical issues, safety concerns, government restrictions, or other circumstances. Cancellation of the boat portion does not entitle the ticket holder to a full or partial refund.
IMPORTANT PURCHASE & PARTICIPATION TERMS
ALL TICKET SALES ARE FINAL AND NONREFUNDABLE. By purchasing a ticket, the purchaser acknowledges and agrees that tickets are nonrefundable, including for failure to attend, late arrival, personal scheduling conflicts, illness, transportation problems, fear or discomfort, inability or unwillingness to participate in a particular portion of the experience, or cancellation or modification of an individual activity such as the complimentary boat ride.
Guests must meet at The Unkind Raven in Dandridge, Tennessee, at 6:00 PM on the date printed on their ticket. Guests arriving late may miss some or all of the experience. The organizers are not obligated to delay the tour, locate the group for late arrivals, or provide refunds or replacement experiences.
The itinerary, locations visited, activities, route, duration, transportation, and order of events are subject to change without notice when reasonably necessary because of weather, property access, water conditions, safety concerns, government restrictions, operational considerations, or circumstances outside the organizers' control.
ASSUMPTION OF RISK
This experience may involve walking after dark; uneven pavement, stairs, steps, curbs, gravel, grass, docks, shorelines, cemeteries and historic properties; low-light conditions; changing weather; insects and wildlife; slips, trips and falls; entering and exiting vehicles or boats; and proximity to bodies of water.
Participation in the optional complimentary boat portion may involve additional inherent risks associated with boating and being on or near open water, including boarding and disembarking, movement of the vessel, wet or slippery surfaces, waves, wakes, changing water and weather conditions, equipment failure, collision, falling overboard, and other known and unknown hazards.
By participating, each guest voluntarily accepts and assumes the ordinary and inherent risks associated with the activities in which the guest chooses to participate.
Guests are responsible for determining whether they are physically capable of participating and for notifying the organizers before participating if they have mobility limitations or other circumstances requiring accommodation. Guests must follow all reasonable safety instructions given by tour personnel, property owners, guides, investigators, boat operators, or other authorized personnel.
Participation in any activity may be denied or discontinued when organizers reasonably believe a guest's conduct or condition creates a safety risk to themselves or others. No refund will be provided to a participant removed for unsafe, disruptive, threatening, intoxicated, or otherwise inappropriate conduct.
PARANORMAL ACTIVITY DISCLAIMER
The Dandridge Ghost Tour is an entertainment, historical, educational, and paranormal-investigation experience. Paranormal activity is not guaranteed. The Unkind Raven and Haunted Water Paranormal Research Team make no representation or warranty that a guest will see, hear, photograph, record, or personally experience paranormal activity.
Historical information will be distinguished, to the extent reasonably possible, from local folklore, eyewitness reports, legends, and reported paranormal experiences. Guests are encouraged to hear the stories, participate in the investigation, and reach their own conclusions.
PERSONAL PROPERTY
Guests are responsible for their own phones, cameras, bags, clothing, equipment, and other personal property. To the fullest extent permitted by law, the organizers are not responsible for loss, theft, disappearance, or damage to personal property during the experience.
RELEASE / ACKNOWLEDGMENT
By purchasing a ticket and/or participating in the event, the purchaser and participant acknowledge the nature of the activities and agree to comply with event rules and safety instructions. To the fullest extent permitted by Tennessee law, participants voluntarily assume the inherent risks associated with the experience and agree not to hold The Unkind Raven, Haunted Water Paranormal Research Team, their respective owners, members, employees, volunteers, guides, investigators, agents, affiliated property owners, or participating boat owners/operators responsible for injuries, losses, or damages arising solely from those inherent risks.
Nothing in these terms is intended to waive or limit any liability that cannot lawfully be waived or limited under applicable law.
Purchase of a ticket constitutes acknowledgment and acceptance of these Terms & Conditions. Additional participation and/or boat liability waivers may be required before participating in certain portions of the experience. Refusal to sign a required safety or liability waiver may result in the guest being unable to participate in that portion of the event and will not create a right to a refund.
